I Joseph V. Applegate of the Township of East Windsor in the County of Mercer in the State of New Jersey do make and publish this my last will and testament as follows:

First It is my will and I do order that all my just debts and funeral expenses be duly paid and satisfied as soon as conveniently can be after my decease.

Second I give and devise to my son Emerson Applegate my farm whereon I now reside, containing about one hundred and twenty five acres, and the same conveyed to me by William M. Baker & wife, the deed for which being recorded in the Mercer County Clerks Office in Book of Deeds vol. 81 page 359 etc. for and during his natural life, and after his decease to such person or persons as would by law inherit the same, if my said son had an estate therein in fee simple.

Third I give and devise to my said son Emerson all my farming implements of every kind and description not including carriages

Fourth I give and devise to my daughter Josephine Chamberlain the farm whereon she now resides situate in said Township of East Windsor containing about one hundred acres and the same purchased by me of the heirs of Joel Simson deceased the deed for which is recorded in the Clerks office of said county of Mercer in volume 125 of deeds pages 266 etc for and during the term of her natural life and after her decease to such person or persons as would by law inherit the same if my said daughter had an estate therein in fee simple.

Fifth I give and devise to my said daughter Josephine the house and lot owned by me in the Borough of Heightstown in said County situate on the northerly side of Stockton Street and the same conveyed to me by Robert Purdy & wife by deed dated April lst 1868 and recorded in said clerks office in Book 70 of deeds page 209 etc for and during her natural life and after her decease to such person or persons as would by law inherit the same if my said daughter had an estate therein in fee simple.

Sixth I give and bequeath to my brother Gilbert Applegate one thousand dollars.

Seventh Of my furniture with which my double parlors are furnished including the carpets I give and bequeath one set to my granddaughter and my wife’s namesake Amy Applegate and the other set to my granddaughter Ada Applegate.

Eighth I give and bequeath to my granddaughter and wife’s namesake Amy Chamberlain the two bed room sets of furniture including the carpets and beds and bedding in the two bedrooms over said double parlors.

The balance of my real and personal estate and property I do order sold and the proceeds thereof after payments of my said debts I give and bequeath to my said two children Emerson and Josephine to be divided equally between them fully authorizing my said executor and executrix herein after named to sell any and all of the said balance of my real estate either at public or private sale and make good and sufficient deed or deeds of conveyance in fee simple for the same.

And I do hereby constitute my two said children executor and excutrix of this my last will and testament.

In witness whereof I have hereto set my hand and seal this nineteenth day of September A.D. eighteen hundred and eighty five.

Codicil
I Joseph V. Applegate do this seventh day of March A.D. eighteen hundred and eighty nine make and publish this codicil to the foregoing my last will and testament in manner following that is to say: I revoke the gift and bequest of the two bed room sets to Amy Chamberlain made in paragraph eight and I give and devise unto said Amy Chamberlain and my granddaughter Amy Applegate my double house and lot on the westerly side of North Main Street adjoining the lands of Peter E. Wilson on the south and Thomas Mason on the north and the lands late of Almstead Reed on the westerly side to them their heirs and assigns forever;

And I give devise and bequeath to my grandson Joseph Applegate three hundred dollars: and I give and bequeath to my granddaughter Adia Applegate three hundred dollars.
